Commercial Real Estate 101: Office vs. Retail vs. Industrial

Not all commercial properties are created equal. Understanding the risk profiles, lease structures, and market dynamics of each asset class is essential before you deploy capital.

Commercial real estate is not a monolith. Office, retail, and industrial properties each have distinct demand drivers, tenant profiles, and risk characteristics. Conflating them is a costly mistake.

Office: Post-pandemic, office demand has bifurcated sharply. Class A trophy buildings in major CBDs continue to attract premium tenants willing to pay for quality. Class B and C suburban office, however, faces structural headwinds from remote work adoption. If you're entering office, go Class A or go home.

Retail: The death of retail has been greatly exaggerated — but it's also been selectively accurate. Grocery-anchored strip centers and necessity-based retail (medical, fitness, food service) have proven remarkably resilient. Enclosed malls and fashion-dependent retail remain challenged. Location and anchor tenant quality are everything.

Industrial: The standout performer of the past decade. E-commerce growth has driven insatiable demand for last-mile distribution, cold storage, and flex industrial space. Cap rates have compressed significantly, but industrial fundamentals remain strong in most major markets.

Lease structure matters as much as asset class. Triple-net (NNN) leases shift operating expenses to the tenant, creating more predictable cash flow for the landlord. Gross leases keep expense risk with the owner. Know what you're signing before you close.
