The BRRRR Method: Buy, Rehab, Rent, Refinance, Repeat

BRRRR is one of the most powerful wealth-building strategies in residential real estate. Here's how it works, where it breaks down, and how to execute it successfully.

The BRRRR method — Buy, Rehab, Rent, Refinance, Repeat — is a capital recycling strategy that allows investors to build a portfolio with significantly less capital than traditional buy-and-hold investing.

The mechanics: You purchase a distressed property below market value, renovate it to force appreciation, stabilize it with a quality tenant, then refinance based on the new appraised value. If executed correctly, you pull out most or all of your initial capital — which you then deploy into the next deal.

The math: Buy a property for $120K, invest $30K in renovations, achieve an ARV (After Repair Value) of $200K. A 75% LTV cash-out refinance returns $150K — covering your $150K total investment and leaving you with a cash-flowing property and recycled capital.

Where it breaks down: Overestimating ARV, underestimating rehab costs, and refinancing into a rate environment that kills cash flow. The strategy requires accurate underwriting at every stage — especially the ARV estimate, which drives the entire model.

The refinance timing matters. Most lenders require a 6–12 month seasoning period before a cash-out refinance. Factor this into your hold cost projections and ensure you have sufficient reserves to carry the property through stabilization.
