Reading the Market: Leading Indicators Every Investor Should Track

Markets move before the headlines catch up. These are the data points that signal where real estate is heading — and how to position your portfolio ahead of the curve.

Successful real estate investing is partly about finding good deals — and partly about being in the right market at the right time. These leading indicators help you stay ahead of the cycle.

Permit activity: Building permits issued today become supply in 12–24 months. Rising permits in a market signal incoming competition for tenants and downward pressure on rents. Falling permits signal tightening supply and potential rent growth.

Employment trends: Real estate demand is fundamentally a function of jobs. Track non-farm payroll growth, unemployment rates, and — critically — the quality of jobs being created. A market adding 10,000 warehouse jobs tells a different story than one adding 10,000 tech jobs.

Population migration: IRS migration data and Census estimates reveal where people are moving. Sun Belt markets have benefited enormously from domestic migration over the past decade. This trend has moderated but not reversed.

Cap rate spreads: The spread between cap rates and 10-year Treasury yields tells you how much risk premium the market is pricing in. When spreads compress below 150 basis points, the market is pricing in significant appreciation — a signal to underwrite conservatively.

Days on market: Rising DOM signals softening demand. Falling DOM signals tightening. Track this metric monthly in your target markets — it's one of the earliest signals of a turning cycle.
